David Surface

David Surface

Chief Executive Officer

David is CEO of Vesta Property Services. David spent his entire career managing both real estate and private companies. He has been with Vesta since its inception, having previously served as Vice President of Corporate Development, beginning in 2010. During that time, David led the general strategy and numerous acquisitions that helped propel the company to achieve double digit annual growth. Prior to joining Vesta, David was Managing Partner for a real estate finance and development company. During his career, David has arranged both private and public financing for adaptive reuse projects, apartments, and industrial facilities.

David has served on the vestry of his church and is past chair of his local YMCA board. David currently serves as Executive Director for Community Assistance Foundation, Inc., a Vesta sponsored 501(c)(3) which provides relief and assistance to communities in need. David is a proud Florida native, a licensed Florida Real Estate Broker, a lifelong boater and holds a B.A. degree in Journalism from Washington and Lee University.

Dan Armstrong

Chief Financial Officer

Dan oversees the financial and administrative functions of the Vesta corporate entity, and holds a similar liaison role to the boards and committees that serve many of our clients. His career path experiences have included the performance, oversight, and delivery of accounting, administrative services, and financial reporting for a broad range of entities, from large corporations following SEC requirements, to the not-for-profit associations, social clubs and trusts which serve many of our clients, and even special-purpose entities that provide turnkey financing to associations purchasing their related facilities.

Armstrong started as a Florida Certified Public Accountant at the then-“Big 6” firm Deloitte & Touche in 1993, where he specialized in the audits of publicly traded and real estate clients. He next headed the internal audit department for Koger Equity, a NYSE-traded REIT, before coming to Vesta’s predecessor, Community Resource Systems, Inc., as Controller in 2001.

Chrissy Richie

Chief Accounting Officer

Christine was appointed Corporate Controller in June 2013 to oversee the accounting functions and human resources administration for Vesta Property Services. She previously served as Chief Financial Officer for a multimillion-dollar healthcare provider operating in 14 states. With over 25 years of leadership experience in corporate finance and accounting, Christine has developed accounting and financial infrastructure for multiple start-up companies that include accounting systems, compliance, and risk management, as well as implementation of employee benefit plans, employee policies and procedures, and training and organizational development.

Additionally, Christine spent four years in public accounting where she specialized in tax for partnerships, LLC’s and S-Corps. She is also experienced in the area of internal audit. Christine attended the University of North Florida where she graduated with a Bachelor’s of Business Administration with a major in Accounting.

Ginger Anzalone

Regional President

Ginger is Regional President for Vesta overseeing all community management operations from Central to Northeast Florida. Her areas of specialty include governance board relations, facilities management, programming and maintenance, personnel management, and budgetary supervision. She has more than 25 years of experience as an active adult program specialist involving full food and beverage operations, contracted entertainment, spa and fitness operations, online visibility, and marketing services. She also has extensive experience in large clubhouse development, and program design and implementation.  

Recently, Ginger was awarded the prestigious Pinnacle Award by the ICAA, which commends leaders who have demonstrated outstanding dedication to fostering thriving wellness cultures and improving the lives of the residents. 

 

Lisa Manzione | Vesta Property Services

Lisa Manzione

Regional President

In her current position as Regional President, Lisa is responsible for approximately 300 community associations, from West Palm Beach to Key West, and from Fort Myers to Naples.  Working with Vesta for over 23 years, she is an accomplished operational leader with amenity management, lifestyle development and community association management experience.  She is adept at overseeing large-scale property enhancements, ensuring adherence to reserve compliance, contract negotiations, team member management and achieving operational efficiencies. As a licensed Community Association Manager (CAM) for over 15 years, she continues to work closely with community organizations in her local area.

Chris Hodge, Esq.

Corporate Counsel

Chris serves as Corporate Counsel to Vesta Property Services, Inc. and oversees the legal function, including contract negotiation, acquisitions, litigation and general oversight. Previously, he served Vesta for many years as outside counsel while advising numerous corporate clients in private practice. In addition, Chris has worked as the President of a forensics company and led a region for Merrill Lynch tasked with lending. He holds a B.A. from the University of North Carolina at Chapel Hill, a J.D. from the University of Florida College of Law, and an L.L.M in Tax from Wayne State University Law School. In addition to spending time with his wife and three kids, Chris spends far too much time playing golf and following college sports.

Jay King

Regional President | North Florida

Jay has more than 30+ years’ experience in management across varied private and public sectors. He served on a CDD Board for 8 years and has served on an HOA board since 2018. He is responsible for supporting our North Florida Region which is comprised of 215+ communities where our team provides a variety of services such as community management, amenity management, district management, lifestyle (resident engagement, programming, events & athletics), aquatics, food and beverage, field operations, maintenance, and janitorial services.

Sherry Ward

Regional President | South Florida

In her new role, Sherry will oversee operations across both the Southeast and Southwest Florida regions, bringing her exceptional leadership and extensive industry expertise to even more of our communities.

Sherry first joined Vesta in August 2020 as General Manager for Heritage Isle in Brevard County before being promoted to General Manager for Westlake in Palm Beach County, where she successfully managed expansive amenities and multiple sub-associations. After a brief time away, she returned to Vesta as Regional General Manager for Southwest Florida and most recently led the management transition for King’s Point Sun City while overseeing the King’s Point Federation contract, Vesta’s largest community management engagement.

With more than 30 years of leadership experience spanning both community management and the hospitality industry, Sherry has built an impressive career with organizations including Marriott Vacation Club, Wyndham Destinations, and Bluegreen Vacations. Her proven success in community and amenity management, combined with her passion for developing strong teams and delivering exceptional service, makes her a tremendous asset to Vesta and the communities we serve.

When she’s not working, Sherry enjoys spending time with her husband and their two dogs, practicing yoga, cooking, relaxing at the beach, and visiting family in Fort Myers.

Jacquelyn Chau began her journey with Vesta Property Services as an HR Specialist and, through a passion for people, leadership, and continuous growth, has advanced to HR Director. Throughout her tenure, she has served as an HR Business Partner, Senior Manager of Engagement, and now leads both the HR Engagement and Talent Acquisition teams.

Known for her collaborative leadership style and hands-on approach, Jacquelyn is often found partnering directly with operations to support strategic HR initiatives, develop leaders, and create positive experiences for associates across the organization. She is passionate about fostering an engaging workplace culture, developing talent, and building strong relationships that contribute to Vesta’s continued success.

Her career reflects Vesta’s commitment to developing and promoting talent from within, and she is honored to continue supporting the company’s people and culture in her new role.

Scott V. Smith Vice President, District Services | Vesta Property Services

Vice President, District Services

Scott Smith has over 17 years of experience working with special districts and communities throughout the state of Florida. He joined Vesta in 2020 and became the Vice President of District Services in 2022. He oversees and supports the District Services team in all aspects throughout the state. Prior to joining Vesta, he was a Director of Operations for another District Management firm out of Tampa for 12 years where he worked as a District Manager, Onsite Amenity Manager & an Association Manager during his tenure with that firm and has experience in all aspects of Community Management. Scott also worked in the hospitality industry before starting in Property Management and held management positions with Universal Studios and The Florida Aquarium in Tampa. Scott is currently involved in multiple industry associations and is also a graduate of the Leadership Tampa Bay Class of 2020.

Matthew Permuth

Regional Vice President

Matthew is  Regional Vice President  of Vesta Property Services and  has spent his entire career in the Hospitality industry. Matthew has been with Vesta for ten years and has served in numerous roles including General Manager and Director of Program Development.   Matthew  has vast experience in the industry having previously served as Regional Director of  Operations for a large Country Club.

During his career, Matthew has strived to “make an impact” on residents and staff alike and was named “Administrator of the Year” at Clear Choice Health Care prior to returning to Vesta in 2019. In addition, following a year where Matthew spearheaded numerous philanthropic initiatives,  Matthew received the 2021 Community Leader of the year award presented by the South Hillsborough County Chamber. Matthew obtained his MBA from the University of South Florida and has lived in Peoria, Illinois, Louisville, Kentucky and Cleveland Ohio  prior to Moving to Tampa in 2004.

Pamela Jacks

Pam has 25 plus years’ experience in property management.  She has managed a property with 7,200 condominiums, 3 clubhouses including a Theatre, 2 golf courses and 2 restaurants with a $23 million annual operating budget located in Delray Beach, Florida.  She manages an on-site staff of 125 employees, including property managers, entertainment & lifestyle, F & B, golf, housekeeping, maintenance and security. As a licensed Community Association Manager, she has directly managed numerous renovations of the clubhouses.

Heather Beladi is the Regional Vice President of Central and Northeast Florida for Vesta Property Services. With over 15 years of experience in the community management industry, Heather has dedicated her career to fostering meaningful connections and driving operational excellence.

Since joining Vesta more than seven years ago, she has held a variety of leadership roles, including General Manager for one of the company’s largest amenity contracts and for the Northeast Community Management Division. Heather began her career as an administrative assistant and, through hard work and a passion for service, has risen through the ranks to her current executive role.

Throughout her career, Heather has consistently aimed to make an impact—not only on the communities she serves, but also on the teams she leads. Her deep industry knowledge, hands-on experience, and commitment to both residents and staff continue to define her leadership style and success.

Acie Patterson

Regional Controller

Acie is responsible for regional support of financial and accounting operations of the Northeast and West Florida regions. She received her Community Association Manager (CAM) license early in her career to understand the industry.  Acie has assisted in developing accounting procedures for all offices within Vesta.  Acie has her MBA from Keller Graduate School and is a CPA candidate.  Acie has been with Vesta for over 13 years and has worked in all accounting positions in community management.

Brenda Grochowski

Senior Director of Business Development

Brenda Grochowski is Senior Director of Business Development for Southeast and Southwest Florida, bringing more than 15 years of experience in Florida’s community association industry. Her background managing residential, condominium, and master-planned communities gives her a practical understanding of what boards need, from financial strategy to vendor alignment and operational planning.

Known for her consultative style, Brenda builds lasting relationships with board members, developers, and community stakeholders while partnering with internal teams to deliver exceptional service. She is recognized throughout South Florida for driving growth, enhancing asset value, and elevating community living standards.

Jennifer Von Lueders

Director of Business Development

As a Tampa native and Director of Business Development at Vesta Property Services, Jennifer brings a deep understanding of Florida’s communities. With experience in residential sales, property management, and community development, she offers valuable insights into the real estate industry. A University of Tampa graduate with a Bachelor’s in Psychology, she holds licenses in Community Association Management and Real Estate, equipping her to approach community management with expertise and care.

Patti Brown

Patti Brown

Director of Business Development

Patti Brown has over 25 years of experience in real estate management, with 18 years focused on Community Association Management. She currently serves as Director of Business Development for Community Associations and Community Development Districts (CDDs) at Vesta Property Services, leading strategic growth and client engagement initiatives across Florida.

Previously, Patti managed a diverse portfolio including master-planned communities, mixed-use developments, condominiums, townhomes, commercial properties, and marinas. She served as General Manager of Vesta’s Northeast Florida region, earning the Vesta Growth Award in 2020 and 2021. Patti was also recognized as Community Association Manager of the Year in 2021 by CAI Northeast Florida.

She studied at Texas Tech University and earned a Bachelor of Science in Psychology from the University of Phoenix. Patti also holds a Florida Real Estate license.

Sandra Rivera

Talent Acquisition Manager

As Talent Acquisition Manager at Vesta, Sandra Rivera brings nearly five years of dedicated experience to building and strengthening the company’s workforce. Sandra oversees the strategic recruitment initiatives that help identify, attract, and retain exceptional talent, ensuring Vesta continues to grow with skilled, motivated professionals who align with the company’s mission and values.

Throughout her tenure, Sandra has demonstrated a strong commitment to organizational growth, team development, and building lasting relationships across the business. Her leadership in talent acquisition reflects both strategic insight and a genuine investment in helping people succeed.

Daisy King

Senior Manager of Administration

Daisy King joined Vesta Property Services in September 2008 after relocating from Miami, Florida to Jacksonville.  Daisy oversees corporate administrative functions, and is responsible for handling all corporate insurance liability policies, claims. This includes assuring that protocols and guidelines are in place for liability purposes.  She also has a legal  assistant background in real estate and is part of the due diligence team at Vesta.
